Monthly Market Report for November 2025

The North San Luis Obispo County real estate market in November 2025 reflected the typical seasonal slowdown, though performance varied by city. Atascadero and Templeton both experienced notable declines in home sales, with Atascadero closing 15 homes (down 42%) and Templeton closing just 6 homes (down 57%). In contrast, Paso Robles saw increased activity, recording 44 sales, a 33% jump from last year. Median sales prices were mixed across the region: Atascadero dipped 6% to $725,000, while Paso Robles rose 11% to $754,500 and Templeton climbed 17% to $1,020,000. Sellers continued to maintain strong pricing power, with average sale-to-list ratios of 99% in Atascadero, 97% in Paso Robles, and 96% in Templeton. Days on market are beginning to creep upward as the market cools for winter, reaching 22 days in Atascadero, 52 days in Paso Robles, and 20 days in Templeton. Overall, the region remains stable, with seasonal shifts influencing sales volume while strong pricing and seller leverage continue to support a resilient market heading into the end of the year.

Monthly Market Report for October 2025

It’s finally fall! The clocks have been set back an hour, the days are getting shorter and the weather has finally started to cool off. With Thanksgiving just around the corner, this time of year always brings a natural slowdown—not just in our daily routines, but in the real estate market as well.

In October 2025, the North San Luis Obispo County real estate market showed clear signs of cooling compared to the same time last year. Atascadero recorded 24 home sales, a significant drop of 37% from October 2024, while Paso Robles saw 37 sales, down 18%, and Templeton reported 8 homes sold, representing an 11% decline. Median home prices followed a similar trend, with Atascadero’s median price falling 18% to $662,000, Templeton down 17% to $827,500 and Paso Robles seeing a smaller 2% dip to $712,500. Despite the slowdown, sellers in all three markets continued to receive strong offers—each city averaged 99% of the original list price. Days on market varied, with homes selling fastest in Templeton at 13 days, followed by Atascadero at 20 days and Paso Robles at 34 days.

Current inventory trends further reflect a market in transition. As of November 5, 2025, nearly half of all active listings across the region have seen price reductions—46% in Atascadero, 45% in Paso Robles and a notable 65% in Templeton. These figures indicate growing competition among sellers and potential softening in buyer demand. While seasonal slowdowns are common in the fall months, the depth of this year’s declines may suggest broader market shifts. Analysts and local agents will be watching closely in the coming months to determine whether these patterns are simply seasonal or a sign of a more prolonged adjustment in the North County real estate market.
