The North San Luis Obispo County real estate market showed a mixed, but overall active performance in September 2025. Atascadero and Paso Robles both saw notable year-over-year gains in home sales, while Templeton experienced a significant drop in activity. Atascadero recorded 33 homes sold, a 50% increase compared to 22 sales in September 2024. Paso Robles followed with 56 homes sold, up 44% from 39 the year prior. In contrast, Templeton saw only 5 homes sold, a sharp 64% decrease from 14 homes sold in the same month last year.
Despite the varied sales volume, median sales prices rose across all three communities, suggesting strong buyer demand, especially for higher-end properties. Atascadero’s median price climbed to $824,000, a 20% increase from $687,000 in 2024. Paso Robles saw a more modest 4% increase, reaching $700,000 compared to $675,000 last year. Templeton, while down in total sales, saw a substantial 52% jump in median price to $1,300,000, up from $857,500, likely driven by a handful of high-end transactions.
In terms of seller performance, homes in Atascadero sold for 100% of their asking price, while Paso Robles homes sold for 99% and Templeton homes for 96%. This shows that sellers in Atascadero are still commanding full price, with a slight softening in Templeton.
Looking at Days on Market (DOM), or how long it takes a home to go under contract, Atascadero remained very competitive with a median of just 7 days. Paso Robles and Templeton saw longer timelines at 38 days and 46 days, respectively. While DOM has been creeping up across the board over the last few months, it still remains below historical norms. The increase in time on market for Paso Robles and Templeton may be tied to the rising median home prices in both towns. Higher-priced homes often take longer to sell, which could explain the jump this month.
In summary, while sales activity slowed in Templeton, both Atascadero and Paso Robles posted strong gains, with all three markets experiencing price appreciation. The region continues to show resilience, but shifting dynamics—particularly at the higher end of the market—may signal the early stages of a cooling trend or simply reflect seasonal changes.

Facts: The average 30-year fixed mortgage rate from Freddie Mac decreased to 6.30%, down from 6.34% last week. At this rate, with a 20% down payment, the monthly mortgage payment is $1,981 for a home priced at $400,000. With a 10% down payment, the typical payment would be $2,228.
Positive: Over the last 5 weeks, mortgage rates have averaged 6.31%. This has provided savvy buyers a sweet spot to reexamine the home search process with more inventory, widening their choices.
Level-set: Buyers need to take into account home prices and the total cost of ownership. Higher rates for longer have exacerbated a “haves” vs “have-nots” housing market. Homeowners continue to build wealth, with nearly one-third making all-cash purchases on their next home, while potential first-time buyers are shut out of buying.
