The real estate market in North San Luis Obispo County showed healthy signs of activity throughout August 2025, with home sales increasing across Atascadero, Paso Robles, and Templeton compared to the same period last year. Buyer demand remained strong despite some market adjustments in pricing and time on market, and sellers in most areas continued to receive offers close to their asking price.

In Atascadero, 31 homes were sold in August, marking a 19% increase from August 2024. Paso Robles followed with 39 homes sold, a modest 3% year-over-year gain, while Templeton closed 8 sales—up 14% from the previous August. These increases reflect steady buyer interest and continued movement in the market as summer came to a close.

Median sales prices, however, told a more varied story. Atascadero saw a slight dip in median price, falling 4% year-over-year to $814,000. Paso Robles, on the other hand, experienced notable appreciation, with the median sales price rising 6% to $815,000. Templeton held steady at a median price of $1,010,000, the same as last August, maintaining its position as one of the more premium markets in the region

When comparing the average sales price to the average list price, sellers in both Atascadero and Templeton received 99% of their asking price—an indication that properly priced homes are still attracting serious buyers. In Paso Robles, the average was slightly lower at 97%, suggesting a bit more negotiation in that market, but still a strong showing overall.

Days on market continued to edge upward slightly but remain historically low, reflecting steady demand across the region. In August, homes in Paso Robles sold the fastest, averaging 24 days on market, followed by Atascadero at 26 days. Templeton homes took a bit longer, averaging 36 days—likely due to the area's higher price point and lower number of sales, which can lead to more variability in timing.

In summary, August 2025 was a solid month for real estate in North San Luis Obispo County. Atascadero showed the strongest increase in sales activity, Paso Robles continued its trend of price growth and swift transactions, and Templeton maintained its high-value market status. For buyers and sellers alike, understanding these hyper-local trends is essential in making confident real estate decisions in today’s market.
