The Power of Staging!

Staging can be a powerful tool when you list your home for sale. It can help warm a home if it’s vacant or help potential buyers envision themselves living there. Hiring a professional stager to furnish your home with updated and size appropriate furniture can really make a big difference.

Now, do I think that everyone needs to run out and hire a stager when they list their home for sale? No, I think the majority of homes benefit from decluttering and depersonalizing the home. When I meet with my clients I go over and have a checklist they can follow of helpful suggestions to get their home ready to hit the market. However, some homes can absolutely benefit from the advantages of staging.

This home, for example, underwent a massive renovation and was never furnished. Both the clients and I agreed that bringing in a home stager, thank you Acacia Creek Home Staging @acaciacreekhome, would warm the space and give buyers a good perspective on how the home would be lived in. We chose key rooms that would ground the home and showcase its many features. Here are just a couple of rooms for example.

Monthly market report for March 2024

Spring is here and warmer weather is just around the corner. It’s been a whirlwind couple of weeks with the kids off for Spring break, Easter being earlier than normal this year and we experienced a solar eclipse. Plus, there are so many festivals and events coming up throughout the county there will be plenty of opportunities to get out and explore.

The housing market on the Central Coast is starting to heat up as well. Spring is typically the time of year we start to see the housing market perk up and the numbers support this. When comparing total sales for the month of March 2024, Atascadero recorded 30 home sales which is up 11% from this time last year. Paso Robles recorded 45 home sales (up 25%) and Templeton saw 7 home sales (up 133%). Median sales prices were slightly down this month when compared to March 2023. Atascadero median sales price was $702, 500, which is a 12% decrease, Paso Robles was $670,000 a 3% increase and Templeton was $800,000 a 5% decrease. However, even with home sales prices taking a slight dip, homes are still closing at or slightly below asking price.

We are noticing that the median number of days on the market is slowly rising. The last few years we have seen these numbers in the single digits but more recently, that number has been climbing higher. The median number of days on the market for Atascadero was 19, Paso Robles 14 and Templeton 26. These numbers are a welcoming site. It means the franticness of the past few years is indeed lessening, affording both the buyers and sellers a more relaxed feel during the home buying or selling process.

Monthly market report for February 2024

It’s March and 2024 is off and running. We’ve had a couple rain storms followed by some beautiful weather and it’s tricking all the trees and plants into thinking it’s springtime already. But, maybe Punxsutawney Phil will be correct and we’ll see an early spring. Fingers crossed!

Time to take a look at the numbers for Atascadero, Templeton and Paso Robles for February 2024. The number of homes sold in Atascadero and Templeton went up significantly in February 2024 when compared to February 2023 but took a slight dip in Paso Robles. However, the median sales price in all three towns increased. When comparing the average sales price to the average list price, all three towns are above 96%. That means homeowners, on average, were able to sell their homes for between 96% - 99% of the asking price. We continue to see these high comparison rates month after month, indicating that the Central Coast’s home market is stable and still very desirable.

Days on market is a number that continues to rise. The median days on market for Atascadero was 18, Templeton was 27 and Paso Robles was 30. Historically, these numbers are still quite low. However, during Covid we saw phenomenally low days on market and it has taken a couple years to normalize. These numbers are much more representative of a healthy real estate market.

Spring is right around the corner and data shows us that it’s a popular time of year to list a home for sale. According to Realtor.com, home sellers who list during the second week of April will be able to take advantage of the spring buying season’s anticipated demand and all the pluses that come along with having an eager buyer pool. So, if you’re interested in selling your home this year, start getting it ready to hit the market now. This way you’ll be able to take advantage of the year’s strongest listing period.
