It’s finally fall! Our clocks have been set back an hour, it’s getting dark earlier and the weather has finally decided to cool off. Plus, Thanksgiving is just around the corner!
When comparing the median sales price of a home to this time last year we see that the price is up across the board in Atascadero, Paso Robles and Templeton. Sellers are also still enjoying selling their home for close to or slightly below what they originally listed it for. This means the market on the Central Coast remains strong and a desirable area to live.
Inventory, the number of active homes available on the market, continues to rise. This is good news for home buyers. The more inventory available means there’s more selection. This also means that sellers might need to be a little more patient when selling their home or be more amicable when it comes to negotiating terms. Here at the office, we have been noticing that a lot of transactions are successful because both the buyer and seller are coming together and giving a little bit. That might mean the buyer giving the seller additional time after the close of escrow to move. Or it might mean the seller giving the buyer credit towards repairs or buying down their loan. When buyers and sellers can work together it creates a win-win situation.

Congratulations Ashley and Trudy for their recent closings. Their clients always wanted a Spanish style home, so when 7465 Cortina Ave hit the market they knew they had to have it. Ashley and Trudy represented their clients as the buyers and were able to get their offer accepted. The clients needed to purchase their new home contingent on them selling their current home. Ashley and Trudy represented their clients again, this time as the sellers of their home at 4455 Arizona Ave and were able to secure a buyer in just a few days. They were able to help their clients successfully close on the sale of their current home and then the successful purchase of their new home simultaneously! There were a lot of moving parts in this transaction but Ashley and Trudy were able to guide their clients through the process and now they are ready to enjoy their dream home.
Congratulations Jaime on representing the seller of this home in Paso Robles. This was a quick escrow, 13 days, and the seller was so thankful for Jaime's expertise in guiding him through all aspects of the sale. The seller needed additional assistance with locating some local resources to help him prepare and declutter the home. Jaime was able to connect him with some local companies that made it possible for the home to close in such a short amount of time. The home received multiple offers and closed $55k over asking! The seller is very happy and ready for the next chapter of life.
This weekend was a scorcher! 100 degrees in October?! The weather can’t seem to make its mind up. It’s hard to get into the fall spirit when the weather wants to stay in the 80s to 90s. I’m finally able to admit, I’m ready for some cooler weather. Hopefully we see some soon!
The Real Estate market on the Central Coast also continues to be hot. Looking at the median days on market, days it takes for a home to be put under contract, we are back down to the single digits for most of North San Luis Obispo County for the month of September 2023. The sales price of a home is also up when comparing it to this time last year. Sellers are still enjoying selling their home for close to or slightly below what they originally listed it for. This means the market on the Central Coast is still competitive and not showing signs of letting up.
We are continuing to see the number of active homes on the market increase. This means more inventory for a buyer to consider. Inventory is still historically low when comparing to years past, but the uptick is encouraging for home buyers here on the Central Coast. It is a trend I hope we continue to see.
