Monthly Market Report for North SLO County, June 2026

The North San Luis Obispo County real estate market continued its gradual transition toward a more balanced market in June 2026. While home sales slowed compared to last year, inventory continued to grow.

A total of 28 homes sold in Atascadero, representing an 18% decrease from June 2025. Paso Robles recorded 46 home sales, down 19% year over year, while Templeton saw 12 homes sold, a 9% increase compared to the same time last year.

Home prices showed mixed results across the region. Atascadero's median sales price increased to $880,000, a 12% gain, demonstrating continued strength in the local market. In Paso Robles, the median sales price was $652,500, a 15% decrease, while Templeton's median sales price came in at $905,000, down just 1% from a year ago.

Homes are continuing to spend a little longer on the market as inventory rises. The median days on market reached 24 days in both Atascadero and Paso Robles, increases of 60% and 33%, respectively. Templeton reported a median of 18 days, which was 14% lower than last year.

Inventory also continued its upward trend throughout North County, creating more opportunities for buyers. Currently, there are 53 active listings in Atascadero, 174 in Paso Robles, and 38 in Templeton. Even with more homes available, sellers are still achieving excellent results. Homes sold for an average of 99% of their asking price in both Atascadero and Paso Robles, while Templeton sellers received 98%.

Overall, June's numbers reflect a market that is becoming more balanced. Buyers are benefiting from increased inventory and a little more time to make purchasing decisions, while sellers continue to see strong results. As the market continues to normalize, both buyers and sellers have opportunities to achieve their goals with the right strategy and local market expertise.

The North San Luis Obispo County real estate market remained active this past month, with Atascadero, Paso Robles and Templeton all reporting increases in homes sold compared to the same time last year. Atascadero recorded 28 closed sales, a 10% increase, while Paso Robles saw 58 homes sold, up 18%. Templeton experienced the largest jump with 9 homes sold, representing a 50% increase year over year.

Median sales prices were more mixed across the region. Paso Robles continued to see growth with a median sales price of $784,995, up 3% from last year. Atascadero remained relatively steady at $742,750, a slight 1% decrease, while Templeton reported a more noticeable drop to $926,000, down 39%. In smaller markets like Templeton, median price changes can fluctuate significantly depending on the type and price range of homes sold during the month.

Even as inventory across the Central Coast continues to rise, homes that are priced correctly are still selling quickly. Median days on market remained low, with Atascadero at 10 days, Paso Robles at 19 days and Templeton at just 7 days — all lower than this time last year.

At the same time, price reductions are becoming more common as buyers gain more options. Currently, 52% of active listings in Atascadero have reduced their asking price, along with 36% in Paso Robles and 32% in Templeton. This continues to highlight the importance of strategic pricing and strong presentation when bringing a home to market.
