Monthly Market Report for February 2023, for North SLO County

The rain just keeps coming!  I know we need the rain but I’m ready for some sunshine so we can get out and explore our amazing community!

The silver (or should I say white) lining to this crazy weather is that it snowed!  It has been a very long time since we’ve had snow to that magnitude here on the Central Coast!  Fun!

Our Real Estate market has continued to normalize, and we have entered a more stable, balanced market.  Homes are taking, on average, a little more than a month to go under contract for most Central Coast cities.  This means the franticness of the last couple years has subsided and buyers can take their time finding their next home.  This also means sellers can be a little more relaxed and not have to feel so rushed while selling their home.  This is a win-win situation!

Additionally, the median home sales price has continued to rise when compared to the same time the year prior.  Homes are also closing close to the same price as they were listed for. These are all positive signs that our Real Estate market is solid and a good investment. Click on the Malik starburst for more!

Days On Market - What Does That Mean?

Let's talk about days on market. Days on market is a term you'll hear when talking about real estate and what that means is how many days a home was on the market before accepting an offer and going under contract. As of January of 2023 Atascadero is hovering right around 30 days on market. Now this is up from the 6 or so days on market we were seeing during the last couple years but our market is settling back down to a pre-COVID market. The pre-COVID market was still a very strong market so even though the days on market have gone up, this changing market is more sustainable in the long run.

Monthly Market Report for January 2023, for North SLO County

The first month of the year flew by and what a crazy month it was! The torrential rains came and we saw flooding in our area that we haven’t seen in over 20 years, if ever. Some of our neighbors experienced devastating losses and we saw our small community pull together and help those in need.

Our Real Estate market on the Central Coast continues to be strong but we are settling back into a pre-COVID market. This is not a bad thing. Our market prior to COVID was a very strong market. The days on market are creeping back into the double digits, the number of homes sold are slightly less than this time last year, but the median home sales price is up from last year. Interest rates are also slowly falling with experts expecting them to get back into the 5’s! All-in-all, we’re shaping up to be a promising year.

Annual Market Report-Year In Review 2022, for North SLO County

Welcome to 2023!  What a year 2022 was!  Malik Real Estate had a strong year and finished with 68 total transactions and over $49 million in total sales!  Making them the top, independently owned Real Estate agency for Atascadero.  Jaime Silveira, owner/broker, has once again earned the title of #1 listing agent for Atascadero.  She helped more Atascadero homeowners sell their homes than any other Realtor, times 2! 

Supply and demand will play a role in the sales forecast for 2023.  An increase in inventory is starting to give buyers more options when purchasing a home.  Interest rates are projected to go down, giving buyers more buying opportunities.  So, whether you are a buyer or seller, it’s a strong market on the Central Coast. Greg Malik is oFISHally retired!


Greg is oFISHally retired!  We had a fabulous lunch cruise aboard the Chablis out of Morro Bay. (Check out the fun we had by clicking on the photo.) We celebrated his 42+ year career in Real Estate and wish him the best in retirement. Thank you for taking a chance on me 16 years ago, for all the opportunity you’ve given me and all the wise words and mentorship. The office won’t quite be the same without you. Monthly Market Report for November 2022 for North SLO County

 

As we move into November, the Real Estate Market continues to slow as we push through the last quarter of 2022. Previously mentioned, this is nothing to be alarmed about, we are simply following our typical Real Estate cycle that we experience this time of year.  The median days on the market continue in the double digits, staying around 15 days or less which is still quick compared to the almost 30 days we were experiencing pre-COVID.  We’re also starting to see more price reductions which buyers are happy about.  The days of homes selling for well over asking price and in less than a week are pretty much a thing of the past.  There are still some exceptions but typically homes are selling for at or a little below asking price and in a timely manner. This is why it is important to have an experienced Real Estate agent price and sell your home.
