Monthly Market Report for December 2025

The North San Luis Obispo County real estate market showed mixed activity this month, with varying trends across Atascadero, Paso Robles and Templeton. Atascadero recorded 18 homes sold, reflecting a 6% increase compared to this time last year. Paso Robles saw a surge in activity with 57 homes sold, a notable 104% year-over-year increase, while Templeton reported 5 homes sold, representing a 17% decrease.

Median sales prices continued to show overall appreciation, though performance differed by community. Atascadero’s median sales price increased 8% to $864,500. Paso Robles posted a median sales price of $772,000, up 1% from last year. Templeton’s median sales price came in at $837,000, a 22% decrease compared to this time last year.

When comparing the average sales price to the average list price of homes sold in December 2025, homeowners in both Atascadero and Templeton received 100% of their asking price, while Paso Robles sellers averaged 96%. This indicates that, despite shifting market conditions, well-priced homes are still attracting serious buyers.

Days on market, which measures how long a home takes to sell, increased across all three communities. Atascadero homes spent an average of 27 days on the market, up 50% year over year. Paso Robles experienced a 38% increase, while Templeton saw a significant jump of 300%. Although these longer timelines may feel discouraging for sellers, it’s important to remember that the market traditionally slows during the holiday season and typically gains momentum in the spring. Even with homes taking longer to sell, prices continue to appreciate, underscoring that the San Luis Obispo County real estate market remains desirable and resilient.
