The North San Luis Obispo County real estate market began 2026 on a positive note, showing healthy activity and continued price growth across Atascadero and Paso Robles. Templeton did not record any closed sales in January, leaving limited data available for the month. As a result, we’ll check back next month to see how activity develops and what trends begin to emerge as we move closer to the spring market. While January typically reflects a seasonal slowdown, early-year numbers point to solid momentum heading into the spring market.

Atascadero recorded 24 homes sold in January, a 41% increase compared to the previous year. The median sales price reached $737,500, representing a 5% increase, pointing to continued demand despite the slower winter pace. Sellers received an average of 97% of their original list price, while days on market increased to 39, indicating buyers are taking more time to evaluate options.

Paso Robles reported 35 homes sold, a 9% increase year over year. The median sales price rose to $729,000, also a 5% increase, reflecting ongoing price appreciation. Homes sold for an average of 98% of list price, and days on market increased to 33, consistent with typical early-year conditions.

Overall, January reflected a market that remains balanced as 2026 gets underway. While longer days on market suggest a more measured pace, rising prices and high sale-to-list price ratios show that well-positioned homes continue to attract buyers. Activity is expected to increase as the market moves closer to the spring season.
