The North San Luis Obispo County housing market showed notable activity in March with an increase in the number of homes sold across all major areas. Home sales rose year-over-year in each city. Atascadero recorded 29 sales, marking a 12% increase. Paso Robles saw 60 homes sold, a 5% rise from last year, while Templeton experienced the most significant jump with 10 sales, representing a 150% increase.
Median home prices presented a mixed picture. Atascadero’s median price climbed to $826,000, a 5% increase. Paso Robles held steady at $761,000 showing practically no change year-over-year. Templeton, however, recorded a median price of $1,043,000, reflecting a 19% decrease compared to last March.
Homes across the region sold relatively quickly in March. The median days on market – measuring how long a home takes to go under contract – remained low, with Atascadero at just 5 days, Paso Robles at 13 days and Templeton with 7 days. This indicates sustained buyer demand, despite shifting conditions.
Sellers also achieved a strong sale to list price ratio. Atascadero homeowners received an average of 99% of their asking price, while both Paso Robles and Templeton sellers achieved close to 100%, highlighting, competitive pricing and motivated buyers.
