Facts: The average 30-year fixed mortgage rate from Freddie Mac decreased to 6.63%, down from 6.72% last week. At this rate, with a 20% down payment, the monthly mortgage payment is $2,232 for a home priced at $400,000. With a 10% down payment, the typical payment would be $2,511.

Positive: Last week’s lower mortgage interest rates increased mortgage applications, bringing some buyers off the sidelines. Buyers are in a sweet spot with more housing inventory and slightly better rates. 

Negative: Rates are still entrenched in the mid-6% range. Is the current rate low enough for homeowners to list their homes? Maybe not for all, but for some who have accumulated a tremendous amount of housing equity, they may find the move easier with large down payments on their next purchase.

As summer winds down and the days grow a little shorter, there’s a familiar shift in the air—one that signals the changing of seasons. While kids prepare to head back to school and families settle into new routines, others may find this time perfect for refocusing on personal goals, projects or simply enjoying the quieter pace that often comes with the end of summer. Whether you’re shopping for school supplies or planning a peaceful getaway before fall, this transitional time offers a fresh start for everyone.

When we look at the local real estate market this month compared to the same time last year, some interesting trends emerge. Both Atascadero and Paso Robles saw increases in the number of homes sold—up 24% and 16% respectively—while Templeton experienced a significant drop of 57%. Despite the uptick in sales volume for Atascadero and Paso Robles, median sales prices declined slightly—down 5% in Atascadero and 7% in Paso Robles. Templeton, on the other hand, saw an 18% increase in its median sales price.

However, zooming out to year-to-date data paints a more consistent picture: home prices have continued to climb steadily. Since the start of the year, Atascadero and Templeton have both seen a 5% increase in median sales prices, with Paso Robles following close behind at 2%. This ongoing trend reinforces the strength and resilience of home values on the Central Coast.

Another notable shift is in inventory. The number of active listings has increased significantly in Atascadero (+67%) and Paso Robles (+54%), while Templeton’s inventory has held steady. This rise in available homes is an encouraging sign for buyers, as it offers more options in a market that has been relatively tight in recent years.

Facts: The average 30-year fixed mortgage rate from Freddie Mac stayed essentially flat at 6.74%. At 6.74%, with a 20% down payment, the monthly mortgage payment is $2,257 for a home priced at $435,500. With a 10% down payment, the typical payment would be $2,540.

Positive: The world might move fast, but one thing is clear: mortgage interest rates are not. While it’s hard to see the positive in flat mortgage interest rates for 27 weeks, at the very least, home buyers can plan, shop, and buy without surprises. Home buyers can forget the FOMO of not locking in the lowest rates possible, as rates are steady. 

Negative: The current mortgage interest rate is one aspect hurting overall housing affordability. NAR also shows the existing-home price hit the highest ever recorded. Buyers have been pushed to the sidelines for two and a half years, waiting for a reprieve in affordability, and are not seeing it yet.
