Congratulations Jaime on representing the sellers of this home in Atascadero. It was wonderful to have worked with amazing sellers as they begin their next chapter. The sale went smoothly from start to finish and couldn’t have asked for a better outcome. Wishing the new owners all the best in their new home!

As of July 10, 2025, the North San Luis Obispo County housing market remains relatively steady, with notable shifts in home sales and inventory.
Home sales are up across the board: Atascadero saw 34 homes sold (+31%), Paso Robles recorded 57 sales (+39%) and Templeton had 11 sales (+38%). Median sale prices varied—Atascadero’s rose 14% to $787,500, while Paso Robles dipped 1% to $763,420 and Templeton dropped 29% to $915,000.
Inventory has increased significantly in Atascadero (68 active listings) and Paso Robles (161 listings), nearly doubling year-over-year. Templeton's inventory remains stable with 29 homes on the market.
Median days on market are beginning to climb: 15 days in Atascadero, 18 in Paso Robles and 21 in Templeton—an early sign of a potential market shift.
Despite rising inventory, the market isn’t tipping clearly toward buyers or sellers. Sellers face more competition, while buyers struggle with high prices, interest rates and fire insurance costs. These offsetting pressures are creating a more balanced market where patience, pricing and flexibility are essential.

School’s out and summer is finally here—can you feel it? It’s time to trade backpacks for beach towels, late-night studying for late-night stargazing, and routine for a little adventure. Whether you're planning a getaway or just soaking up the sunshine in your backyard, summer’s your chance to relax, recharge, and make some great memories. Let the fun begin!
Examining the numbers from May 2025, we see a common trend across the board – numbers are down. Atascadero (-17%), Paso Robles (-19%) and Templeton (-14%) all recorded a decrease in the number of homes sold in May 2025 as compared to May 2024. All three towns also reported a decrease in the median sales price. Atascadero’s median sale price was $742,000 in May 2025 vs $839,000, Paso Robles was $650,000 vs $670,000 and Templeton was $1,568,000 vs $931,500. While the numbers reflect a possible cooling market, this shift may open up new opportunities for buyers as competition eases and more favorable pricing returns to the table. That said, we’ll be keeping a close eye on the data in the coming months to see if this downward trend continues or if May was simply an outlier.
Even though the number of homes sold and the median sales price were down in May 2025 compared to 2024 in Atascadero, Paso Robles and Templeton; I still believe our housing market is strong and stable. A statistic I look at that shows the housing market is holding steady is when we compare the average sale price to the average list price. This is where we compute the percentage a home sold for vs how much it was listed for. Atascadero homes sold, on average, for 98% of the listing price, Paso Robles 99% and Templeton 97%. Those are pretty powerful numbers. This should in turn reassure both buyers and sellers that living on the Central Coast is a smart real estate decision.
