Monthly Market Report for April 2023, for North SLO County

Spring has officially sprung!  The flowers are starting to bloom, weeds are growing out of control and wait… what happened to our beautiful weather?  We’ve dropped 20 degrees and it’s raining again?  Yup, sounds like spring weather on the Central Coast.  You never know how the weather will be in the first week of May.

Well, our market is definitely picking up!  We’re seeing the number of new listings coming on the market going up.  However, even with the number of new listings ticking up, the buyers’ demand seems to almost be as thirsty as it’s been the last couple years.  Homes are going under contract, days on market, at a quicker rate than the first 3 months of 2023.  Is this an indication of what’s to come?  We’ll have to wait and see.

While looking at the numbers for April you will notice that the median sales price is a bit less in Paso Robles and Templeton than this time last year.  This is most likely because some very high priced properties sold during that time last year, skewing the median sales price.  But you’ll also notice that those prices are continuing to rise, further showing home values are remaining strong.

With the market heating back up, we are starting to see multiple offers coming back into play.  Homes are selling at or slightly above their list price.  When comparing the average list price to the average purchase price, the numbers are indicating that homes on the Central Coast are on average closing above their initial asking price.  Could this be because of multiple offers pushing the prices up again?  More than likely yes.  Multiple offers tend to drive the price of a home above the asking price.  If these trends continue on the Central Coast, we’ll be in for an interesting second quarter.

Monthly Market Report for March 2023, for North SLO County

Sunshine!  It feels so nice to be able to get outside and enjoy the clear blue skies.  Spring feels like it’s in full swing with all the community events happening these coming months.  Have you been to see the wildflowers on Shell Creek Rd yet?  They are stunning! 

Our market on the Central Coast is starting to pick up.  We’re slowly seeing more inventory hit the market but it seems like it's being gobbled up as quickly as it appears.  But fear not, traditionally this time of year we start to see an influx of homes come to the market.  This year should be no different.  So be patient, the right home for you will hopefully be coming soon.

While looking at the numbers for March you will notice that the median sales price is a bit less than this time last year.  You can also see that the median days on market are higher.  These numbers can be skewed because of one or two very high-priced homes selling that month (which is the case for March).   If one or two multi-million dollar properties sell, the median sales price will be higher and the days on market will go up because it takes longer to sell the higher priced homes. 

For the most part, bidding wars are over.  Homes are selling at or slightly below their list price.  Compared to this time last year, homes were on average selling above their listing price.  These numbers are evidence that we are settling into a more normalized, relaxed market.  It’ll be interesting to see what spring brings for the Central Coast.  Will we continue to see a relaxed market or will the market heat back up again?  Hopefully the market continues to stabilize, but only time will tell.

Monthly Market Report for February 2023, for North SLO County

The rain just keeps coming!  I know we need the rain but I’m ready for some sunshine so we can get out and explore our amazing community!

The silver (or should I say white) lining to this crazy weather is that it snowed!  It has been a very long time since we’ve had snow to that magnitude here on the Central Coast!  Fun!

Our Real Estate market has continued to normalize, and we have entered a more stable, balanced market.  Homes are taking, on average, a little more than a month to go under contract for most Central Coast cities.  This means the franticness of the last couple years has subsided and buyers can take their time finding their next home.  This also means sellers can be a little more relaxed and not have to feel so rushed while selling their home.  This is a win-win situation!

Additionally, the median home sales price has continued to rise when compared to the same time the year prior.  Homes are also closing close to the same price as they were listed for. These are all positive signs that our Real Estate market is solid and a good investment. Click on the Malik starburst for more!
