Did everyone have a nice 4th of July? Luckily the weather was perfect! Inland it was warm (but not too hot) and it was clear and pleasant on the coast. I spent the day with family enjoying the beach and ending the night with a fantastic fireworks show!
I’m also excited that we are finally experiencing some summer weather. The June gloom seems to be behind us! I for one am excited and ready for some warm weather!
In analyzing the data, it shows that prices across the board are a little down from this time last year. This is not entirely surprising because the number of sales are also down. We have been talking about the fact that we have entered back into a more stable, normalized market and this is evident of that.
Even though prices are slightly down, the days on market (time it takes for a home to sell) are still hovering in the single digits. Inventory levels are also remaining at historically low levels. This means as a home comes on the market, buyers are hungry to grab up the new inventory. We can see this when comparing the average sales price to the average list price. In most cases, homes are selling at or slightly above the list price. So, our housing market on the Central Coast is remaining strong.
