Monthly Market Report, May 2023

June is here but I’m not sure what this weather is about?! This definitely is not typical weather for June on the Central Coast. It’s also the last week of school for most kids here on the Central Coast. Graduations will be happening this week and the kids will be on summer break. Mine are ready for school to be out! Do you have any plans this summer?
The second quarter is shaping up to be a big one. The number of new listings coming on the market continues to steadily increase. However, even with the number of new listings ticking up, the buyers’ demand seems to be as thirsty as it’s been the last couple years. Homes are going under contract, days on market, at a quicker rate than the first 4 months of 2023.
While looking at the numbers you can see that prices are continuing in an upward trend. Comparing the average sold price for May 2023 to May 2022, we can see that prices have indeed increased. We also notice that when comparing average list price to the average sold price, homes on the Central Coast are selling close to list price or above. This indicates that the real estate market continues to be strong on the Central Coast.
