Staging can be a powerful tool when you list your home for sale. It can help warm a home if it’s vacant or help potential buyers envision themselves living there. Hiring a professional stager to furnish your home with updated and size appropriate furniture can really make a big difference.
Now, do I think that everyone needs to run out and hire a stager when they list their home for sale? No, I think the majority of homes benefit from decluttering and depersonalizing the home. When I meet with my clients I go over and have a checklist they can follow of helpful suggestions to get their home ready to hit the market. However, some homes can absolutely benefit from the advantages of staging.
This home, for example, underwent a massive renovation and was never furnished. Both the clients and I agreed that bringing in a home stager, thank you Acacia Creek Home Staging @acaciacreekhome, would warm the space and give buyers a good perspective on how the home would be lived in. We chose key rooms that would ground the home and showcase its many features. Here are just a couple of rooms for example.
Spring is here and warmer weather is just around the corner. It’s been a whirlwind couple of weeks with the kids off for Spring break, Easter being earlier than normal this year and we experienced a solar eclipse. Plus, there are so many festivals and events coming up throughout the county there will be plenty of opportunities to get out and explore.
The housing market on the Central Coast is starting to heat up as well. Spring is typically the time of year we start to see the housing market perk up and the numbers support this. When comparing total sales for the month of March 2024, Atascadero recorded 30 home sales which is up 11% from this time last year. Paso Robles recorded 45 home sales (up 25%) and Templeton saw 7 home sales (up 133%). Median sales prices were slightly down this month when compared to March 2023. Atascadero median sales price was $702, 500, which is a 12% decrease, Paso Robles was $670,000 a 3% increase and Templeton was $800,000 a 5% decrease. However, even with home sales prices taking a slight dip, homes are still closing at or slightly below asking price.
We are noticing that the median number of days on the market is slowly rising. The last few years we have seen these numbers in the single digits but more recently, that number has been climbing higher. The median number of days on the market for Atascadero was 19, Paso Robles 14 and Templeton 26. These numbers are a welcoming site. It means the franticness of the past few years is indeed lessening, affording both the buyers and sellers a more relaxed feel during the home buying or selling process.
Here are some statistics for Atascadero, Paso Robles and Templeton for the month of March 2024. If you would like to see information on other Central Coast cities, please let me know. Congratulations Jaime on representing the sellers of this home in Paso Robles. This home spent 5 days on the market and closed at full asking price! The sellers were thankful for the smooth transaction and are looking forward to moving closer to family.

Congratulations Jaime on representing the sellers of this home in Atascadero. This was an emotional sale for the seller since it was their childhood home and there were so many fond memories wrapped up in the home. The seller was grateful for Jaime’s experience because there were some hurdles to overcome during the escrow process. But, Jaime was able to skillfully guide the seller through the process and ended with the successful close of the home.

Congratulations Mike on representing the buyers of this home in Paso Robles. These first-time home buyers relied on Mike’s experience and expertise to guide them through the process. They started looking for their first home back in 2020 but ended up deciding to take a break from the home buying search. However, they recently decided to pick it back up again and immediately reached out to Mike. They looked all over San Luis Obispo County to find the perfect home and they found it in Paso Robles. The buyers are so excited to put their personal touches on their first home and can’t wait to settle into home ownership.

Congratulations Jaime on representing the seller of this home in Atascadero. Every transaction has many layers and this one was no exception. From tenants to repairs needed to satisfy insurance qualifications to weather to crane operators and coordinating multiple contractors. Jaime was able to help the seller pivot where needed so they could close on time and still be able to successfully complete their out of the area 1031 exchange. This was a transaction where experience truly mattered and the seller was very thankful for Jaime’s expertise and knowledge.
