Wow, it’s June already! The school year is almost at an end for most kids here on the Central Coast.  And then it’s time for summer!  We here at Malik Real Estate are ready for the warmer weather, longer evenings and fun events to come.  Do you have any plans this summer?

Looking at the numbers for May 2024, we see that home prices on the Central Coast appear to be holding steady. The median sales price for Atascadero was $839,000 (+4%), Paso Robles was $675,000 (+1%) and Templeton was $1,568,000 (+5%). However, the number of homes sold in May 2024 compared to May 2023 took a slight dip. Atascadero recorded 29 homes sold (-3%), Paso Robles 47 (-23%) and Templeton 7 (0%).

Another statistic that shows the housing market is holding steady is when we compare the average sale price to the average list price. This is where we compute the percentage a home sold for vs how much it was listed for. Atascadero homes sold, on average, for 100% of the listing price, Paso Robles 99% and Templeton 98%. Those are pretty powerful numbers.

These statistics for May 2024 show our housing market is remaining strong and stable. This should in turn reassure both buyers and sellers that living on the Central Coast is a smart real estate decision.

Spring has officially sprung!  The flowers are starting to bloom, weeds are growing out of control and wait… what happened to our beautiful weather?  It rained last weekend?  Yup, sounds like spring weather on the Central Coast.  You never know how the weather the first week of May will be.

Well, our market is definitely picking up!  We’re seeing the number of new listings coming on the market going up.  However, even with the number of new listings ticking up, the buyers’ demand seems almost as thirsty as it’s been the last couple years.  Homes are going under contract, days on market, at a relatively quick rate. Atascadero days on market was 12, Paso Robles was 11 and Templeton was 21.  Is this an indication of what’s to come?  We’ll have to wait and see.

While looking at the numbers for April you will notice that the median sales price took a bit of a dip in Atascadero (-12%) and Templeton (-46%) but is up 42% in Paso Robles.  This is most likely because some very high priced properties sold during that time last year, skewing the median sales price. Homes on the Central Coast continue to, on average, close at or slightly below their initial asking price.  This indicates that home values are remaining strong.
