Last week was a scorcher!  100+ degrees in October?!  The weather can’t seem to make its mind up.  It’s hard to get into the fall spirit when the weather wants to stay in the 80s to 90s.  I’m finally able to admit, I’m ready for some cooler weather.  Hopefully we see some soon!

The Real Estate market on the Central Coast also continues to be hot. Sellers are still enjoying selling their home for close to or slightly below what they originally listed it for. This means the market on the Central Coast is still competitive and not showing signs of letting up.

While looking at the median sales price of a home compared to this time last year, we see that it has decreased in all three cities. Atascadero recorded a 21% decrease, Paso Robles 9% and Templeton 5%. However, if we look at the number of homes sold in September 2024 compared to 2023 both Atascadero (50%) and Templeton (133%) recorded increased sales. But Paso Robles recorded a decrease of 19%. So, it is very interesting that home prices decreased from this time last year, but the number of homes sold increased. Taking a deeper look, we can see that the majority of the homes that sold in September 2024 sold for well under the median sales price from September 2023.
