Examining the numbers from May 2025, we see a common trend across the board – numbers are down. Atascadero (-17%), Paso Robles (-19%) and Templeton (-14%) all recorded a decrease in the number of homes sold in May 2025 as compared to May 2024. All three towns also reported a decrease in the median sales price. Atascadero’s median sale price was $742,000 in May 2025 vs $839,000, Paso Robles was $650,000 vs $670,000 and Templeton was $1,568,000 vs $931,500. While the numbers reflect a possible cooling market, this shift may open up new opportunities for buyers as competition eases and more favorable pricing returns to the table. That said, we’ll be keeping a close eye on the data in the coming months to see if this downward trend continues or if May was simply an outlier.
Even though the number of homes sold and the median sales price were down in May 2025 compared to 2024 in Atascadero, Paso Robles and Templeton; I still believe our housing market is strong and stable. A statistic I look at that shows the housing market is holding steady is when we compare the average sale price to the average list price. This is where we compute the percentage a home sold for vs how much it was listed for. Atascadero homes sold, on average, for 98% of the listing price, Paso Robles 99% and Templeton 97%. Those are pretty powerful numbers. This should in turn reassure both buyers and sellers that living on the Central Coast is a smart real estate decision.
