Home sales are up across the board: Atascadero saw 34 homes sold (+31%), Paso Robles recorded 57 sales (+39%) and Templeton had 11 sales (+38%). Median sale prices varied—Atascadero’s rose 14% to $787,500, while Paso Robles dipped 1% to $763,420 and Templeton dropped 29% to $915,000.
Inventory has increased significantly in Atascadero (68 active listings) and Paso Robles (161 listings), nearly doubling year-over-year. Templeton's inventory remains stable with 29 homes on the market.
Median days on market are beginning to climb: 15 days in Atascadero, 18 in Paso Robles and 21 in Templeton—an early sign of a potential market shift.
Despite rising inventory, the market isn’t tipping clearly toward buyers or sellers. Sellers face more competition, while buyers struggle with high prices, interest rates and fire insurance costs. These offsetting pressures are creating a more balanced market where patience, pricing and flexibility are essential.
