For some of us, summer has come to an end and the kids are back in school. Are you sad or celebrating? The beginning of a school year is always exciting, and kids seem to be ready to see their friends again. For others of us, we can enjoy a break in the hot weather. With the weather starting to cool (ever so slightly) it means that fall sports will soon begin. Looks like Sundays will once again be filled with football.

July 2024 saw a decrease in the number of homes sold in Atascadero (-6%) and in Paso Robles (-50%) but an increase in Templeton (+75). The median sale price, however, increased in Atascadero (+21%) and in Paso Robles (+20%) but there was decrease in Templeton (-17%).

When comparing the average sales price to the average list price, homes are closing at or slightly below the list price. This continues to be the trend proving home prices are remaining strong. The other interesting data worth mentioning is the number of active homes on the market. We are seeing an increase in the number of homes available on the market each month. The uptick is encouraging for home buyers here on the Central Coast.
