School is back in session and it feels like life is getting back to normal.  The weather is starting to cool (ever so slightly) and fall sports have begun.  Looks like Sundays will once again be filled with football. 

Our market on the Central Coast continues to be competitive. The average days on market is still hovering in the low teens for most cities in North San Luis Obispo County.  This number can rise slightly if a property spends an extended period of time on the market before it finally closes; generally this is a higher value property because they tend to take longer to sell.  However, the low number of days on market shows once again that the housing market of the Central Coast is still very desirable.  

When comparing the average sales price to the average list price, homes are closing at or slightly below the list price.  This continues to be the trend proving home prices are remaining strong.  The other interesting data worth mentioning is the number of active homes on the market.  We are seeing an increase in the number of homes available on the market each month.  Inventory is still historically low when comparing to years past, but the uptick is encouraging for home buyers here on the Central Coast.
