It’s 2024 and we hope that this New Year finds you and your family happy and healthy.  The holidays are behind us and it’s time to make those New Year’s resolutions.  Have you made yours?  Are you sticking to it?  Well, Malik Real Estate is going to continue to update you on what is happening in the Real Estate market here on the Central Coast.

The numbers are in for December and they line up with what we typically see this time of year.  For Atascadero the number of homes sold went down from this time last year, but the median sales price went up.  For both Paso Robles and Templeton, the number of homes sold went up pretty significantly and the median sales price went up slightly.  However, all three cities continue to see home prices remaining strong.  When comparing the average sales price to the average list price, homes are closing slightly below the list price.

Something interesting to note is the large increase in the median days on market for Templeton.  Out of the six homes that sold, five of them were on the market in the double digits, skewing the number upwards.  Paso Robles also saw a rise in the median days on market while Atascadero’s went down. These numbers are still historically low when comparing to pre-Covid numbers and I anticipate as Spring comes around, the numbers will again lower.

Congratulations Kelly for representing the buyers of this home in Paso Robles. This was an in house transaction, where Malik Real Estate also represented the sellers. This young family is excited to start a new chapter in their new home.  And just in time for the holidays!

Congratulations Ashley and Trudy on representing the sellers of this home in Paso Robles. The sellers are long time family friends of theirs and they were so honored when they asked them to sell this home for them.  The home spent 3 days on the market and closed at full asking price! The sellers were thrilled with the smooth transaction and the fact that it closed on their parents wedding anniversary.  It was meant to be!

This was a special transaction since the sellers were referred to Mike by a local, retired real estate agent. Mike felt truly honored to be referred by another agent. It’s officially December and boy has the holiday spirit kicked into high speed already!  There are so many fantastic parades, showcases and events involving Christmas lights all over the Central Coast to attend. I know my family enjoys going to these events as part of our holiday tradition.

November numbers are in, and they are very different from city to city this month. For Atascadero, the number of homes sold took a bit of a dip as did the median sales price. In Paso Robles we see that the number of homes sold and the median sales price both had a small increase.  Templeton saw a decrease in the number of homes sold but a large increase in the median sales price. The median sales price rose dramatically because 4 of the 6 homes that sold were well above a million dollars. However, all three cities continue to see home prices remaining strong.  When comparing the average sales price to the average list price, homes are closing at or slightly below the list price.

The Real Estate Market here on the Central Coast is slowing down as we enter the last month of 2023. This is nothing to be alarmed about, we are simply following our typical Real Estate cycle that we experience this time of year. This, in part, is why we continue to see the number of active homes on the market increase. It is also why we are seeing an increase in the number of homes with price reductions. For buyers this is great news. They have more inventory to choose from and should be able to purchase a home for a fair price. For sellers, you may have to be a little more patient and a little more willing to negotiate on your terms. Again, nothing to be alarmed about. As I stated above, homes are closing at or close to the asking price. So, whether you’re a buyer or seller, the housing market on the Central Coast is a solid investment.
