Facts: The average 30-year fixed mortgage rate from Freddie Mac increased to 6.83%, up from 6.62% last week. At this rate, with a 20% down payment, the monthly mortgage payment amounts to $2,093 for a home priced at $400,000. With a 10% down payment, the typical payment would be $2,354.
Level set: The 30-year fixed settled some from the bounce-house activity in the week prior. Spring buyers are in a better position with more inventory in many markets. While some are cautious in the face of uncertainty, others will jump at better opportunities.
Watch: Economists are currently eyeing any potential changes in the bond market that would impact the mortgage market. China holds about $760 billion in U.S. bonds, raising eyebrows given the trade war. Japan is currently the largest holder of U.S. bonds.

Facts: The average 30-year fixed mortgage rate from Freddie Mac decreased to 6.62%, down from 6.64% last week. At this rate, with a 20% down payment, the monthly mortgage payment amounts to $2,048 for a home priced at $400,000. With a 10% down payment, the typical payment would be $2,304.
Level set: The 30-year fixed mortgage has been on a roller coaster ride this week, and the weekly average is below today’s mortgage rate quotes. This is due to the bond market reacting in real time to real-time decisions. Home buyers could have locked in the lowest rates seen in months earlier this week.
Watch: As a reaction to the mortgage rate turbulence, savvy shoppers jumped on lower rates, and mortgage applications increased 20%. If home buyers are ready to buy and on solid financial footing, stay in close contact to find the perfect home and lock in the lowest rate amid daily changes.
It feels like spring is finally here! The days are longer, the weather is getting warmer and the plants are all starting to bloom.
Spring brings a sense of new beginnings, and in real estate, that means fresh listings, exciting possibilities and the chance to explore homes in vibrant neighborhoods. Whether you're a first-time homebuyer or an experienced investor, there's no better time to step into the market and find a place that feels like home.
If you’re ready to discuss your options, I’m here to help you navigate the spring market and make the most of this exciting season!
Time to look at the numbers for North San Luis Obispo County’s housing market. The number of homes sold took a little dip in Atascadero (-10%), Paso Robles (-11%) and Templeton (-43%) in March 2025 when compared to March 2024. However, the median sales price rose in Atascadero (+13%), Paso Robles (+13%) and Templeton (+61%). It’s interesting to note that even though the number of homes sold last month was less than this time last year, the sales price increased. It’s showing us that even though there is some uncertainty in the economy right now, our real estate market is still healthy.
Spring is a prime time in the real estate market, with longer days and warmer weather creating ideal conditions for home tours. Properties look their best with vibrant gardens and plenty of natural light, often leading to quicker sales and higher offers. Whether buying, selling or investing, the season offers a wealth of opportunities for anyone looking to make a move.
Here are some statistics for Atascadero, Paso Robles and Templeton for the month of March 2025. If you would like to see information on other Central Coast cities, please let me know.

Facts: The average 30-year fixed mortgage rate from Freddie Mac decreased to 6.65%, down from 6.67% last week. At this rate, with a 20% down payment, the monthly mortgage payment amounts to $2,054 for a home priced at $400,000. With a 10% down payment, the typical payment would be $2,311.
Positive: First-time buyers may make progress as FHA and VA loan applications continue to increase. Stable rates and more inventory present a positive outlook for spring shoppers.
Negative: Mortgage interest rates appear to be stuck in second gear, hovering in the mid-6% range. Without a significant change in rates, homeowners may simply remain in place, continuing to enjoy housing equity gains.
